ImmoScout24's free Suchagent does what you would expect: define your criteria and it emails you when a matching property is posted, and the wording around it is umgehend, meaning promptly. As a free feature it is decent and you should have one running regardless of anything on this page. Promptly is measured from the portal's side, though: the notification is built by a job and handed to a bulk mailer that is sending the same alert to everyone else whose Suchagent matched, and a queue that size does not empty instantly.

The thing to understand about the German market is what sits above it. ImmoScout24 sells a premium membership, previously MieterPlus and KäuferPlus and now marketed as SuchenPlus, and the pitch is explicitly about timing: premium members get a head start, seeing listings earlier and contacting advertisers sooner. That is not a criticism, it is their product description. But it does mean the free Suchagent is, structurally, the second wave.

Notifio is not a way to jump that queue, and we will not pretend it is, because a listing that is not yet visible to free users is not on the page, so nothing can find it there. What it does do is guarantee you are first among everything that is visible to you, checking every 30 seconds rather than waiting for the Suchagent to send. In Berlin, Munich or Hamburg, where a Wohnungsbesichtigung can have eighty people at it, the gap between the first ten enquiries and the next fifty is most of the outcome.

It also covers the sites ImmoScout24 does not. Kleinanzeigen, Immowelt, Wohnungsbörse and the Genossenschaften each carry stock the big portal does not, and each has its own notification system or none at all. One monitor each and they are all in the same inbox.

    Build the search with wohnung-mieten in the path

    ImmoScout24 separates renting and buying by path segment. Set city, Kaltmiete ceiling, rooms and Wohnfläche before you copy anything.

    Set sorting to newest

    sorting=2 orders by newest first. Without it the page reorders by relevance, which produces comparison noise that has nothing to do with new listings.

    ImmoScout24 shows more to a signed-in session and is attentive to anonymous automated traffic. Log in once via Open in Browser and Notifio keeps the session for every check.

Does it need a login?
Sign in once through Notifio's built-in browser. ImmoScout24 is one of the sites where an anonymous session sees noticeably less than a logged-in one.
How the page loads
JavaScript-rendered with bot protection. Keep the default interval and the randomised delays on.
Auto-reply on this site
German enquiry forms often want a Selbstauskunft or a set of documents attached, which auto-reply cannot assemble for you. It can complete the basic contact form; treat anything more involved as manual.

Does Notifio get around SuchenPlus?

No. If ImmoScout24 shows a listing to premium members before free ones, it is not on the page Notifio is reading, so there is nothing to find. Notifio makes you first among what you can see, which is a real advantage, just not that one.

Is it worth it if I already have the free Suchagent?

The Suchagent sends on its own schedule and only covers ImmoScout24. Notifio checks every 30 seconds and covers Kleinanzeigen, Immowelt and any Genossenschaft page at the same time. Whether that is worth £20 once is your call.

Can I monitor Kleinanzeigen for flats too?

Yes, it is one of the better German monitors precisely because its own alerting is weak and a lot of private landlords use it.

Does it handle Kaltmiete versus Warmmiete filters?

Notifio watches whatever page your filters produce, so if you filtered by Kaltmiete, that is what it watches. It does not interpret the listing, it reports that one appeared.
